Paul G. Stewart Senior Apartments, Phases IV is another component of the residential planned development #99 campus. The original design by Environment Seven, Ltd. architects was completed in 1983. The 11 story building houses 97 senior apartments. The 2013 complete rehabilitation provided all new mechanical services including new vertical fan coil units for each unit, providing hydronic heating and cooling in lieu of the existing electric baseboard and window air conditioner units. Each apartment received updated finishes including kitchen cabinets, plumbing fixtures, lighting fixtures and 100% new supply water piping. To the extent feasible the building was brought up to current accessibility standards. At the ground floor the existing lobby and management offices were updated and reconfigured. In addition a large activity space with full kitchen was provided. At the second floor the existing common spaces were refurbished and updated as well, providing a library, fitness center and media/screening room. Finally the exterior underwent a 100% restoration and repair.

Scope: 97 senior apartments and associated programmed spaces and offices
