Constructed in 1978 as a residential planned development this project includes a two story 10 unit family building, a 20 story senior housing tower and a landscaped parking area. The entire complex is scheduled for a complete rehab starting in the spring of 2015. Included in the rehabilitation will be the demolition of a dilapidated concrete garage and pedestrian deck structure that dominated the site, connecting the senior tower housing with the two story family residences. In place will be newly designed environmentally sustainable permeable parking and green landscaping grounds containing a communal plaza and patio area for the family apartments. In addition a large irrigated, raised bed, fenced community garden will be constructed affording residents the ability to grow their own produce.
The two story family building will undergo a complete gut rehab - reconfigured from ten individual two story 'townhouse' units to 10 simplex apartments (5 on the first floor and 5 on the second floor). Each resulting two bedroom unit will be equipped with new energy star appliances, including dishwasher and laundry, as well as new partitions, finishes and windows.
The 20 story tower will be transformed in a similar fashion. The first floor lobby areas will be completely remodeled with new finishes and lighting to create a welcoming yet secure entrance. The first floor will also accommodate three tenant lease spaces to provide future in-house independently operated amenities such as a small scale grocery or hair salon, for example. The second floor is entirely devoted to enrichment programming for the residents. Included in the program will be a fitness center, library, computer lab, arts & crafts shop, media room and laundry. Also included will be a general purpose 2,500 square foot activity room which includes a full service galley kitchen with commercial grade range, oven, refrigerator and dishwasher for group events. Each of the ten residential units on floors 3 through 20 will also undergo a complete rehab, bringing all appliances, fixtures and finishes up to date. In addition, the building systems will be completely updated with new air handling equipment for the 1st and 2nd floors as well as individual vertical fan coil units in each unit providing efficient heating and cooling year round. Finally the exterior of the building will receive a complete restoration, including 100% new thermally improved, efficient windows for the residents.
